Managing Invasive Wildlife in South Florida Communities

At Seacrest Services, we have found that community association management in South Florida brings up all kinds of interesting and unique situations. There have been many articles written recently about the consequences of the increasing invasive wildlife in South Florida communities. This invasive wildlife is comprised of species that are not native to our South Florida location, and typically spread diseases and damage the environment. For many of these critters, since they have no natural predators here in South Florida, the only population controls that they face are cold temperatures or pest control methods.

When you are looking for the best community association property management company near you in South Florida, you are virtually searching for a local property management business with local knowledge, local know-how, and local expertise. Seacrest Services is your ultimate choice for a local property management company serving Stuart that is supported by successful systems and processes that have developed for over 40 years! When it comes to managing invasive wildlife in South Florida communities, we want to make sure that residents and associations stay informed. Precautions should always be taken when managing invasive wildlife, whether you have elected to remove the invasive critters from your property by yourself, by hiring a professional, or not at all.

South Florida’s may not be Jurassic Park yet, but it’s getting kind of close. Some experts say that packs of green iguanas may be at record numbers as they swarm seawalls, roam community yards and community parks, and leave a path of destruction and filth in their wake. There are more than five hundred different non-indigenous or non-native wildlife – including fish and plant species – that live and thrive in South Florida. These exotic and foreign creatures and vegetation can threaten native species and cause serious economic damage, according to the Florida Fish and Wildlife Conservation Commission (FWC).

From these wild, green iguanas to Burmese Pythons or lionfish and air potato vines, there must be some control taken for communities and residents to feel safe. Right now, the invasive green lizards are out of control, with as many as hundreds of thousands creeping and crawling around Broward, Miami-Dade, and Palm Beach Counties. Unfortunately, green iguanas can potentially live up to ten years, laying dozens of eggs at a time, which is why the population issue has grown so out of control. One of the ways in which these green iguanas are affecting our community association properties is that they also tend to destroy landscaping, gardens, damage infrastructure, and leave their droppings everywhere with potentially harmful diseases, such as Salmonella.

Finding Solutions with Seacrest Services Community Property Management

It seems that because of record heat levels this summer, the only viable option is to control the green iguana population. In fact, The Florida Fish and Wildlife Conservation Commission (FWC) announced an open season on these green iguanas, stating that community homeowners are allowed to eliminate these iguanas on their own properties without a permit, as well as on 22 public lands in South Florida.

Some of the stories of invasive wildlife in South Florida seem almost too surreal to be true; there has been a colony of Vervet Monkeys who live near the Fort Lauderdale/Hollywood airport for many years. These swinging critters pose a definite threat to our health and safety, as wild primates carry diseases, such as herpes B. There are solutions to these animal invasions as well, and things can be done according to the FWC; for example not feeding these wild monkeys is a good start!

Our professional landscaping teams know all too well about the invasive air potato vine, which is an aggressive weed that tends to smother other vegetation in our South Florida community gardens, yards, and properties. But even this invasion has a solution with the experts from Seacrest Services, and recently small leaf beetles seem to be helping to control these noxious property invaders!

Preparing Your Community for Hurricane Season

As South Florida residents are bracing for a potential hurricane, at Seacrest Services, we like to make sure that we have done all we can to minimize the damage to community properties and speed up your community’s return to normalcy.

At Seacrest Services of West Palm Beach, we are grounded in years of successful community association property management experience, and like to keep high-quality projects on track with the perfect end goal in mind. The Seacrest Services team can ensure our valued communities that the right equipment, tools, staff, and materials will be onsite when they are needed, and that all of our properties and communities are well-prepared for things like hurricanes, floods, and other natural disasters.

Is your community and property ready and safe for the pending hurricanes during hurricane season? We can help you to be even more proactive to prepare for the effects of a natural disaster and to stay safe and organized throughout the rest of the hurricane summer season. Even though community association management during the summer months typically entails the need for more air conditioning maintenance, problematic mosquitoes, and other pests, it also means being ready for hurricane warnings. When it comes to property management, this is a very important time for proactive preparation, checking properties, and continuing with maintenance and repair “To-Do” lists.

If you are wondering what to do to prepare for the potential hurricane, there are things you can do immediately, such as going over policies, insurance, and home inventories, which are vitally important. You can also:

1) Document the conditions and prepare properties for any storm or hurricane by photographing and/or filming all of the main public property areas. Take photos with the date stamp of everything in lobbies and common areas, and make sure there are digital copies of any important documents stored in several computers and devices.

2) Create a plan for buildings to close down, and an immediate To-Do list, such as:

  • Turn off pool pumps
  • Move elevators to a higher floor so they don’t get flooded
  • Plan to inform residents of any building closures
  • Distribute an evacuation plan

 3) Give your association a list of disaster essentials for their residents to have ready, such as: a Social Security Card, passport, credit cards, proof of residency (electric bill or driver’s license), insurance policies, prescriptions, photos of their units, water, food, gasoline, propane, candles, and if possible, an operational, well-maintained generator.

There are many other things to do to be well-prepared for the event of a hurricane or storm in South Florida. It’s not just hurricanes that require an efficient disaster protocol; remember that floods can also devastate communities anywhere, because floods are not only isolated to coastal areas or flood zones.

Emergency Hurricane Plans in Stuart Florida

In Stuart, Florida, silvery sailfish and simple afternoons rule your glorious days by the water. The abundant shoreline of the Treasure Coast and natural beauty this small, intracoastal gem keeps generations of families—and new residents from various corners of the globe—calling Stuart home. The new two-mile-long wooden Riverwalk in Stuart provides free concerts on the weekends, fishing off the pier, and walking to local businesses and crafty shops. It really is a South Florida dream town.

As property managers for many towns along the Atlantic Seaboard, including Stuart, we know that it’s vital to review how to prepare for hurricanes before the next storm hits. It’s time to start reviewing your documents, insurance policies, and operations checklists to be sure that your staff is ready. We all hope that our home, community, coworkers, and friends never need to implement an emergency action plan. However, it makes more sense to be completely prepared for the possibility, rather than try to figure out what to do in the middle of confusion and fear.

Seacrest Services is Ready for the Rainy Season in Stuart

The Atlantic hurricane season began on June 1st and ends November 30th. Seacrest Services would like to remind all of our properties of the importance of being prepared and having a hurricane plan of action. Don’t wait until a disaster strikes. Take the time to consider what responsibilities your association should take on before, during, and after an emergency happens. Every community is unique, and your emergency plans should reflect that.

Seacrest Services believes that practice is an important part of effective emergency preparedness. Properties should develop and conduct a preparedness drill not only for hurricanes, but also fire, flood, chemical spills, airborne disease, and severe weather conditions. These drills are especially necessary where there are elevators, stacked homes with stairwells, or when the community is located near a major highway for South Florida evacuation routes.

Your plan should include but not be limited to the following action items:

-Maintain an up-to-date emergency contact list

-Establish a hurricane shutter policy

-Provide insurance coverage for the board

-Educate owners and residents on insurance coverage

-Back up and storing records

-Allocate debris storage space

-Identify residents with special needs for a hurricane execution plan, and

-Put together your vendor list and arranging for cleanup and repairs

-Develope a plan to communicate an evacuation order to all residents, and an “all-clear” when it’s safe to return home

-Provide residents with evacuation and emergency shelter information

-Install hurricane shutters before the wind picks up

-Remove and secure loose objects that could be dangerous when winds pick up, such as trash cans, potted plants, and pool furniture

-Shut off propane tanks

Why You Should Hire a Condo Management Company

At Seacrest Services, we love being known for trusted condo property management in Stuart Florida – and we love Stuart, Florida! Who wouldn’t? Known as the “Sailfish Capital of the World,” the city of Stuart is located along Florida’s renowned Treasure Coast, north of our office in West Palm Beach and south of Vero Beach. Along with fishing and other coastal pleasures, Stuart is famed for its historic and pedestrian-friendly downtown. In the historic downtown of Stuart, Florida, there is a quaint sailfish fountain that marks the start of a group of unique artsy galleries, cafés, restaurants, and shops on Flagler and Osceola streets.

All of these dreamy qualities have meant that many people who have dreamed of owning a condo property as a second home or source of income are choosing Stuart as the place to make that dream a reality. This is why top of the line condo property management in the Stuart area has become increasingly necessary.

Choose Seacrest Services for the Best Condo Property Management Stuart, Florida

Choosing the best condo property management company for your Stuart community can be a complex task. The busier real estate market in Stuart may have dozens of residential management companies to confuse your choice, and they might seem very similar at first glance. How do you determine which property management company will provide you with the best service? It is important to begin with asking a lot of questions of property or homeowner association (HOA) management companies, and also doing your homework! It was important in grade school, and it still is for making wise and well-informed decisions in the digital age.

If you think about it, condo property management companies may come and go, leaving you and your board in a bind. But finding a condo property management company that has been in the business for a long time is an excellent way to ensure that your condo property management company is probably here to stay. Having a professional condo property management company with decades of expertise and experience will prove very helpful if your community needs legal, accounting, emergency response, and maintenance expertise. The biggest benefit to a well-established company like Seacrest Services is by far that a company with longevity has most likely encountered and solved pretty much any and all issues or problems your community has; meaning that there’s nothing they haven’t seen and taken care of before.

Seacrest Services: A Tried and True Property Management Company

If it’s true that we are like a fine wine getting better with age, then Seacrest Services is a double-gold, award-winning Condo Property Management Company. The birth and heartbeat of our company began in the late 1960’s, when Seacrest was providing janitorial services to the Palm Beach County area. This was long before the gated communities in South Florida were only for the rich and famous. We catered to a variety of properties with a wide assortment of needs, always focusing on being impeccable to our word and providing Five-Star quality services to everybody. In 1975, “Full Service Property Management” became a part of our list of services, due to the large demand of the growing communities in the area. Seacrest Services was then purchased in 1996 by Mr. Richard Fowler, who expanded the company’s growing amenities and focused on delivering unparalleled customer service, making us the best condo property management choice in Stuart Florida!

Any organization can call itself a “full-service” residential management company, but this can mean very different things within the industry. Can the company help with strategic planning, arranging preventative maintenance and fund collection? How will a property manager be selected for your community? All HOAs – condos, high-rise, or large communities are different, so in order to provide the best service, property management companies should have a detailed process to find the right manager to fit the specific needs of your community. How do they handle maintenance issues when they arise?

Property Management Maintenance and Rules Reminders

At Seacrest Services, we know what it takes for South Florida communities to thrive. The property management services we provide are necessary to make every community successful and feel at ease knowing they have a team of industry-leading professionals in technology, management skills, and relational expertise to meet all of their specific needs.

A growing number of homes in the United States belong to either a Homeowners Association (HOA), Condominium Owners Association (COA), or Property Owners Association (POA). Seacrest Services offers full-service property management to all community and associations with our licensed, professional community association managers who are the “professional backbone” of the communities they serve. We provide the skills and expertise that are essential to the successful management of associations. We also provide professional accounting services and professional maintenance and janitorial services.

Now that summer is right around the corner, we should share a little bit of information on rules and reminders for property maintenance. Although there are certain behaviors and policies that we take for granted as being understood, sometimes communities need an updated reminder of policies and rules. Summertime means more community activities and people sharing communal areas. Many Seacrest Services properties have attached golf courses, tennis courts and pools in addition to ponds, fountains and other watery community areas.

This is the perfect time of year to review rules, regulations, and guidelines for community living, in addition to some of the most basic seasonal maintenance issues to attend to, such as:

-Air-conditioning units and reflective materials
-ATVs off-road vehicles, bicycles, boats, trailers, campers and commercial trucks
-Community access control and community patrol
-Construction days in hours of operation
-Exterior lighting and skylights (fences and walls too)
-Firearms
-Garages, garbage recycle and trash removal
-Gas tanks, containers and cylinders
-General maintenance and littering
-Golf carts
-Hurricane shutters
-Mailboxes
-Noise control and regulations
-Parking
-Pets
-Play and recreational equipment and devices
-Satellite dishes in exterior antennas
-Smoking
-Solicitations
-Storage and meter areas

Summer Rules: Property Management Reminders

At Seacrest Services, we make sure that your community ushers in the change of seasons with a trained and experienced property management team. Our hands-on approach provides you with the accountability and supervision that every property deserves.

Moving into summer means reviewing certain safety and comfort-related codes and rules:

 Smoking: Several states (including Florida) have finally banned smoking in most public places. The ‘Florida Clean Indoor Air Act’ provides the uniform statewide code to keep public places and public areas free from tobacco smoke. By virtue of an amendment to the Florida Constitution last November, effective July 1, 2019, “vaping” will be also given the same status as “smoking.”
 Outdoor grilling: there are rules that prohibit the use of electric grills, gas-fired and charcoal grills on any balcony or under any overhanging portion or within ten feet of any structure. These codes are in effect for safety purposes, but should be reviewed by the board, especially for new homeowners. Fireplaces that are portable or leisure are not banned yet, but getting increasing attention. Counties and municipalities are required to enforce the current Florida Fire Prevention Code (FFPC), but each association should review it.
 Fire safety/sprinkler systems: with in-home smoking, candles, and fireplaces, fires are a constant concern for properties. Homeowners associations and property management teams have to ensure they’re following fire-safety mandates. There are several things to review, like knowing how often buildings need to be inspected, conducting fire drills; installing a life-safety system including things like sprinklers, smoke detectors, and ingress and egress lighting. Ideally, you should get an inspection of your buildings by your local fire department or fire marshal on an annual basis.
 Pets: many associations in South Florida and around the country have started to change their rules regarding pets to be a more welcoming atmosphere for animals. Non-pet-lovers cite noise, aggression and mess as their reasons for not wanting to share their properties. It takes a combination of courtesy, responsibility, accommodation, and respect of everyone who calls your community home to adhere to the rules. Homeowners are responsible for knowing and abiding by the rules and regulations spelled out in governing documents, and ignorance of or disagreement with a particular rule is not considered legal grounds for flouting it.
 Pest control: nobody wants to deal with communities that are overrun with pests of any kind. This is the perfect time of year to stay on top of pest control, not just in communal areas, but in homes as well. In Florida, associations are protected by the law to be able to enter homes and condo units during reasonable hours when necessary for the maintenance, repair or replacement of any common elements or any portion of the unit to be maintained pursuant to the declaration- this includes pesky pests.
